Custom sunroom and deck in Westerville (June, 2025)

See the Project

This project was designed to create a true extension of the home, blending indoor comfort with outdoor living in a way that feels both intentional and long-lasting. The foundation of the entire space begins with a custom-built pressure-treated deck structure, engineered specifically to support the weight of a full four-season sunroom while also providing a spacious outdoor landing area.
The main deck frame was constructed using pressure-treated lumber, supported by cement pier footings, 4x6 posts, and reinforced beams and joists. The finished floor was built to sit completely flush with the bottom of the home’s existing door threshold, allowing for a seamless, step-free transition between the house and the sunroom. Beneath the sunroom, Advantech subfloor was installed to create a strong, moisture-resistant base, giving the homeowners flexibility to choose their own finished interior flooring while maintaining long-term structural performance.
Just outside the sunroom, an additional 16' x 16' exterior deck extends the living space into the yard. This outdoor deck features TimberTech Terrain+ Series composite decking installed parallel to the home, creating a clean, modern look that feels visually connected to the architecture. Picture-frame borders were added for a finished, custom appearance, while concealed fasteners keep the surface smooth and free of visible hardware.
A full set of 4-foot-wide stairs leads from the deck to the yard, complete with matching TimberTech stair treads, risers, fascia, and apron for a cohesive look from top to bottom. Safety and style come together with Westbury VertiCable aluminum railing, preserving sightlines while maintaining a secure perimeter around all flat areas and along both sides of the stairs.
Low-voltage lighting was integrated throughout the space, including riser lights and in-deck lights powered by a dedicated transformer. These subtle lighting elements enhance visibility after dark and create a warm, inviting atmosphere for evening use.
The four-season sunroom itself was constructed with a wood-framed gable-style roof, complete with 2-foot overhangs for added shade and weather protection. A 5-inch gutter system with downspouts ensures proper drainage and long-term durability, making the space comfortable and functional in every season.
Together, the structural deck system and sunroom form a fully integrated indoor-outdoor living environment engineered for strength, designed for comfort, and finished with premium materials that will stand the test of time.
