This 28x16-foot screened room addition was built against the rear of an established home with stone detailing and blue-gray siding. The shed-style roof, standing seam metal roofing, and Hardie Plank siding on all three new wall surfaces — finished inside and out with two coats of paint — were selected to align with the existing architecture rather than contrast it.

The frame is pressure-treated and engineered to carry the weight of the structure, with the finished floor set flush to the existing house door threshold for a level transition from the interior. A 4x4-foot exterior landing drops one step below the screened room floor at the far end, connecting to a 4-foot-wide stair to grade.

The interior ceiling is unfinished cedar v-groove — natural wood left as-is, running the full length of the room. The floor is TimberTech Reserve Series cap stock composite decking installed parallel to the house wall, with insect screen fabric laid over the joists beneath the boards for pest control. A 24-inch Hardie Plank knee wall runs the base of the screened openings on all three new walls. R-19 insulation is installed in the roof cavity. The electrical package includes eight recessed wafer lights, a ceiling fan hook-up, a coach light, a flood light, four interior outlets, and one exterior outlet — all on individual switches.

The exterior landing is finished in TimberTech Terrain Series composite decking with a picture frame border. A screened door provides exterior access from the landing side.

Why This Project Works

  • The flush floor-to-threshold transition creates a level, accessible connection between the home's interior and the screened room
  • Hardie Plank on both interior and exterior wall surfaces holds up better in a screened environment than wood and takes paint cleanly
  • Cedar v-groove ceiling left natural provides warmth and texture without requiring any finishing work from the homeowner
  • R-19 roof insulation extends the usable season meaningfully compared to an uninsulated screened room
  • Insect screen fabric beneath the composite decking surface adds a secondary layer of pest control at the floor level
  • The ProVia Endure window conversion option gives the homeowner a straightforward path to a three-season room without a structural rebuild
